The Shawnee Meadows Ranch is a very unique property located along HWY 285 in Park County, Colorado just downstream of the town of Shawnee, CO which is one hour southwest of Denver.  Once part of a larger agricultural ranch, this land parcel was carved off and sold. Confluence Land Company represented the buyer who was looking for an exceptional recreational opportunity within close proximity to Denver.  The ranch was off market at the time Confluence Land Company identified it as a candidate. Confluence developed a new relationship with the land owner to put the  acquisition together.

At approximately 50 acres in total size, this property contains almost one mile of the North Fork of the South Platte River. In addition to the river, the property contains a 7 surface acre pond. Both are exceedingly rare live water opportunities on a land parcel this size within one hour of Denver. In addition to its live water attributes, the ranch gives direct access to the Pike National Forest to the North for hiking, camping, photography and hunting.  The ranch also contains an exceptional home site overlooking the Platte Canyon Valley and remarkable views of the surrounding peaks.

In addition to its off market acquisition work in this transaction, Confluence Land Company was tasked with identifying the property’s value by evaluating its recreational and agricultural potential and developing a sound plan for the execution of the improvements.  Confluence manages the property post closing and has worked with the Army Corps of Engineers, Colorado Department of Parks and Wildlife, Colorado Department of Natural Resources and Denver Water to shepherd the process of environmental restoration and long term stewardship of the property.

In 2020 the property is set to undergo a fishery restoration project to restore the entire private length of the river to its one-time productive fishery.  A restoration effort of this size has never been completed in the North Fork drainage and it will set the benchmark for fisheries restoration in the South Platte River system.
