Rancho Rosado Summary

Few ranches in the San Luis Valley command a backdrop like Rancho Rosado. Positioned at the northern end of the valley against the western face of the Sangre de Cristo Range, the views from the property are about as dramatic as the Southern Rockies produce. The range rises sharply behind the ranch, and with 1.75± miles of Rio Grande National Forest and an additional 2.25± miles of BLM along its boundary.

The property covers 1,336± deeded acres with approximately 175 acres under irrigation from San Isabel Creek, supported by 6.0 cfs of adjudicated water rights. The creek itself is one of the ranch's defining features. It runs east to west through the heart of the property in a corridor lined with mature cottonwoods, softening the high desert landscape and drawing wildlife throughout the year. The headquarters area sits within the cottonwood stand, creating a sheltered, almost oasis-like setting tucked away from the broader valley floor.

The main house is a custom 6,695± square foot adobe built in the Southwest tradition, with a detached casita, a hand-hewn log cabin that served as the original Crestone Post Office, a full barn and tack room, workshop, dog kennel, and working corrals rounding out the improvements.

Mule deer, elk, pronghorn, turkeys, bald eagles, and brook trout for strong year-round wildlife activity, aided by the fact that the ranch has functioned largely as a sanctuary under recent ownership. The Great Sand Dunes National Park lies nearby to the south, and Denver is roughly three and a half hours away.

Confluence Land Company is honored to have represented the Buyer in the acquisition Rancho Rosado.

“A mountain valley ranch along the striking Sangre de Cristo Range in the northern San Luis Valley, with irrigated creek frontage, a cottonwood framed headquarters, and extensive public lands beyond its fences.”
